Un magazin ancora (anchor store) este un magazin mare, precum un supermarket bine localizat in centrul comercial si care se asteapta ca va atrage consumatorii de care vor beneficia si celelalte magazine, mai mici, din shopping center. Un centru comercial de comunitate va avea de regula doua sau trei magazine ancora, (magazin tip discount, supermarket, produse de farmacie, bricolaj/home improvement, mari magazine de discount specializate) cu 40 pana la 60% rata magazinelor ancora/anchor ratio (procentul din totalul suprafetei centrului comercial care este atribuit ancorelor sale) si o raza de vanzari principala/ primary trade area (zona geografica din care rezulta 60 pana la 80% din vanzarile centrului comercial) de 5 pana la 10 kilometri.
