contraintes de densification

Architecture
From an architect's description of his future project which will deal with the relationship between urban and natural spaces.
I'm not sure what they mean by "contraintes de densification:" is it the need to densify, or the constraints inherent in densification?
Thanks for any assistance!

constraints associated with densification
"Associated" is vague enough to convey the possible meanings, though I think it's "inherent in".
"Espaces" is still a problem, though the meaning is clear enough if it is left out, I suppose.
Otherwise "constraints associated with THE densification of SOME AREAS, correlated to the desertification of others".
